APPRAISAL REVIEWS

Field Reviews
A Field Review is a review of a previously completed appraisal. The field reviewer has knowledge of the local market and can verify the information on the report. If there are issues with the "comps" (comparable sales), s/he can provide new comps and support the new value and view the location and exterior condition of the subject.

The reviewer is required to view and validate everything in the report to determine if the appraised value is supported. Analysis of additional comparable sales (if a revision to the original value estimate is determined appropriate by the reviewer)

Front and street scene photographs of the subject Photographs of each comparable sale Appropriate certifications and limiting conditions

Desk Reviews
Desk Appraisal Reviews are completed by our staff of experienced appraisal reviewers for both pre-funding and post-funding audits.

The appraisal under review is analyzed to determine the logic and reasoning displayed in support of the value estimate and the appraisal report's compliance with USPAP.
